Terms & Conditions
1. Acceptance of Terms
By instructing Ashman Sage Inventories Ltd (“we”, “our”) to provide services, you (“the Client”) agree to be bound by these Terms and Conditions in full. We reserve the right to amend these Terms at any time. The latest version will apply to all services.
2. Nature of Services
Our inventory reports provide an independent record of a property's condition and contents at the time of inspection. These reports: Are not a guarantee of safety or functionality; Do not constitute a survey or inspection; Are for recording purposes only.
3. Limitation of Liability
All services are provided “as is”. We are not liable for: Errors or omissions in reports; Loss or damage resulting from reliance on reports; Faults in appliances, fixtures, or utilities. By using our services, you agree to indemnify and hold us harmless from any claims arising.
4. Client Responsibilities
The Client agrees to: Provide accurate property details; Ensure safe and full access to the property; Inform us of any hazards or risks; Provide meter locations in advance. Reports must be reviewed within 7 working days of receipt. Any issues raised after this may incur an administration fee.
5. Report Accuracy
While we take care in preparing reports: We do not guarantee they are error-free; Descriptions are for identification purposes only; Hidden or inaccessible areas will not be included.
6. Access & Inspection Limitations
We will not: Move heavy or bulky items (e.g. beds, sofas, wardrobes, white goods); Access unsafe or restricted areas; Inspect outdoor areas during darkness. Areas not inspected may include: Locked rooms; Lofts without fixed access; Poorly lit or obstructed spaces.
7. Health & Safety
If a property presents a health or safety risk, we reserve the right to abort the inspection immediately. This includes pest infestations (bed bugs, fleas, cockroaches, vermin) and hazardous environments. We are not liable for any resulting costs.
8. Utilities & Equipment
We do not: Test electrical, gas, or water systems; Verify safety of appliances. We may: Check light switches where safe; Record meter readings where accessible. All readings should be independently verified.
9. Digital Reports
All reports are: Provided digitally only; Not supplied in hard copy. Clients are responsible for storing their reports.
10. Cancellations & No-Shows
24+ hours’ notice: No charge; Same-day cancellation or no access: Full fee charged; Delays over 20 minutes: May incur additional charges. If a property is not ready, an abortive fee of up to 50% may apply.
11. Additional Charges
Additional fees may apply where: Property details are incorrect; Access is delayed; A revisit is required due to client-related issues. All re-bookings are treated as new appointments.
12. Pricing Errors
If a service is listed incorrectly, we reserve the right to: Refuse or cancel the booking; Offer the correct pricing.
13. Payment Terms
Payment is due as stated on the invoice. Late payments may incur: Statutory interest (4% + Bank of England base rate). Unpaid invoices may be referred to a debt collection agency. Invoice queries must be raised within 7 days.
14. Force Majeure
We are not liable for delays or failure to perform services due to circumstances beyond our control, including: Weather conditions; Access issues; Technical failures.
15. General
These Terms are governed by UK law. Any changes must be agreed in writing. If any part is deemed invalid, the remaining terms still apply.
